Two Edgewater vacant lots to be developed into apartment buildings with 58 units

Two empty lots on the same block in Edgewater are set to become new apartment buildings, according to a Mar. 12 announcement from Ald. Leni Manaa-Hoppenworth’s 48th Ward office and county records.

The development is led by Sustainabuild, which plans to construct buildings at 6125 N. Kenmore Ave. and 6143 N. Kenmore Ave., bringing a total of 58 apartments to the area. A company registered at the same address as Sustainabuild purchased both properties last summer.

A building permit has been issued for the project at 6143 N. Kenmore Ave., city records show. This building will be five stories tall, containing 40 apartments and an equal number of parking spaces, along with apartment decks and a rooftop deck. For the lot at 6125 N. Kenmore Ave., the developer has applied for a permit but it has not yet been approved; plans call for a four-story building with 18 apartments, ten parking spots, a first-story deck, balconies on upper floors, and a rooftop deck.

Both projects are being built by right and do not require zoning changes.

The two sites are located across an alley from another planned development on North Sheridan Road, where a five-story building with 40 condominiums is proposed for the former Kindred Hospital parking lot at 6146-58 N. Sheridan Road. The hospital closed in 2024. Plans for this project include underground parking for all units and a rooftop deck; it received approval under the city’s Lakefront Protection Ordinance due to its proximity to Lake Michigan but does not need rezoning.

These developments reflect ongoing residential growth in Edgewater as developers make use of vacant lots without requiring zoning adjustments.
