Former Bacci Pizzeria site in Ukrainian Village set for condo redevelopment

A building that previously housed the Ukrainian Village location of Bacci Pizzeria will be demolished to make way for a new five-story condominium development. The City Council approved a zoning change last week, allowing developer Dan Popovych to move forward with the project at 2343 W. Chicago Ave.

The planned structure will contain six residential units and a ground-floor lobby or amenity area, according to documents submitted to city officials. Six off-street parking spaces are also included in the design, providing one space per unit. Although the site is considered transit-served and could have qualified for fewer parking spots, Popovych requested an administrative adjustment to allow for additional parking.

Alderman Gilbert Villegas (36th), who represents the ward where the property is located, voiced his support during a recent meeting of the council’s zoning committee. He noted that the proposal had received backing from the Chicago Grand Neighbors Association.

Records from the buildings department indicate that a demolition permit was issued late last year, but as of now, the single-story building remains standing.

Bacci Pizzeria closed its Chicago Avenue location about six months ago after operating in Ukrainian Village for 25 years. Other locations continue to operate elsewhere in the city. Management reported that more than half a million jumbo slices were sold at this address during its tenure.

“We’re thankful for everyone who made this corner part of their routine — whether it was a quick lunch, a stop on the way home, or your go-to spot after a night out,” Bacci posted on social media.

This new condo project is among several led by Popovych in West Town. His other developments include properties at 1735-47 W. Grand Ave. and 2119-29 W. Grand Ave.
