City selects proposal for industrial building on vacant Back of the Yards lot

A vacant city-owned lot in the Back of the Yards industrial corridor could be developed into a $23.7 million industrial building, according to a March 19 announcement from the Department of Planning and Development.

The project is expected to bring economic development and create 120 jobs in the neighborhood. The developers, Missner Group and Cabrera Capital, plan to purchase the 8.3-acre site at 1924 W. 46th St. for $3.3 million and convert it into an industrial facility that could house restaurant suppliers, building material suppliers, distribution companies, and event planning providers.

The city originally bought the lot in 2008 for $2.8 million after it had been used mainly for outdoor industrial storage. In spring 2025, officials issued a request for proposals seeking projects that would generate jobs or housing opportunities on the site.

Ciere Boatright, commissioner for the Department of Planning and Development, said in a press release that the project was chosen because “it will create jobs for neighbors.” Access to the new facility will be via South Damen Avenue, with landscaping planned along Wolcott Avenue and 46th Street.

A public meeting will be scheduled as part of the approval process. The departments of Transportation and Public Health must complete traffic and air quality assessments before construction can begin, and developers must comply with sustainable development policies set by the city.

Peter Strazzabosco, development commissioner for the planning department, said developers hope to secure zoning approval by summer and obtain building permits by fall.
