Brian Properties, Inc. has taken over property management for a four-building industrial portfolio in the Chicago area, totaling 105,266 square feet. The company was engaged by MoRE Properties Group in December 2025 to support the owner’s expansion within established industrial submarkets around Chicago.
The properties include three buildings in Chicago—located at 1657 N. Kostner Avenue (61,462 square feet), 3300 N. Knox Avenue (17,600 square feet), and 4256 W. Diversey Avenue (13,000 square feet)—as well as one building in Volo at 26705 W. Commerce Drive (13,164 square feet). All are situated within major industrial corridors serving the greater metropolitan region.
MoRE Properties Group is a local investor focused on growing its industrial holdings. The group selected Brian Properties to oversee operations as its portfolio expands. According to the release, ownership wanted a management partner with experience handling complex lease structures and improving financial controls, particularly regarding annual common area maintenance reconciliations, real estate tax adjustments, utility billings, and tenant certificate of insurance enforcement.
Brian Properties has introduced structured lease administration and accounting protocols intended to align billing practices with lease terms and improve reporting transparency. The company’s technology platform allows tenants to pay rent online and submit maintenance requests through a centralized portal.
The partnership continues an existing relationship between the two firms; MoRE Properties Group’s principal previously worked with Brian Properties for leasing services while affiliated with another organization and chose to return after that experience.
MoRE Properties Group will continue managing leasing services internally while seeking additional acquisitions of older, larger assets that can be subdivided into smaller units for value-add opportunities. As clients expand their portfolios through new acquisitions, Brian Properties provides scalable management systems and consistent operational oversight.
